A damp-proof course material could not be identified at the property. Where a damp-proof course is not visible or cannot be confirmed, rising damp may become a future problem. Subfloor Vents Blocked or Not Installed — Rear Elevation

The subfloor vents at the base of the rear brick walls were found to be uninstalled, blocked and/or partly blocked by garden beds, soil or decking. Blocked vents allow water penetration that can lead to structural component decay and provide undetected entry points for termites. Ground levels were recommended to be lowered below the vents without delay.

No high moisture was detected at the time of inspection; however, the water supply to the property was turned off on the day and the shower had not been recently used. Leakage may present once the shower is back in regular use. Additional longer-term water tests were recommended to confirm the shower recess is watertight.

The site drainage requires improvement, as ground and paving levels lacked sufficient fall to divert surface water away from the base of the external walls.
